The lot is not on the beach. Why does Lake Michigan still matter?
The lake sets the water table under the whole beach ridge, and it drives rain sideways into the bluff. A house three blocks inland is still on that ridge. Skokie, a few miles west, sits on a different plain and does not get this fetch or this groundwater. South Evanston and Jarvis Square still sit on that ridge, so a Skokie-style inland diagnosis misses the fetch and the table.
A ravine lot. Is that a flood or a seepage job?
Usually seepage. The ravines are the North Shore's natural drains, and a basement wall cut into one is holding a creek after every May storm. Overbank flow is the rare event; the buried uphill wall is the weekly one. Ridgeville and the West End ravines take this every May; overbank flow would have left debris, and usually there is none.
A 1953 two-flat. Does a shared wall change the leak?
It changes where the stain shows. Water entering at one flashing travels along a joist or a party wall and exits wherever the finish is weakest, often the other unit. The stain is the exit, not the entry, and the repair has to start at the shared plane. In a Church and Dodge two-flat the repair has to open the shared plane, not just the room that stained.
