Why does a cold-season rainfall peak matter more than a summer one?
Because nothing removes it. Winter rain meets dormant vegetation and minimal evaporation, so the ground keeps far more of what it receives, and a good share arrives as snow that does not drain at all until spring. The same total in July would largely disappear on its own.
Does the lake affect a property some way back from it?
