The cooler runs all summer. Is that a moisture source?
It is the main one, and it is deliberate. An evaporative cooler works by putting water into the air it blows through the house, so from May into September the indoor humidity is being raised on purpose. Closed-up rooms, closet walls and anything against an exterior wall see that load daily, and none of it shows on a rain gauge.
The house sits over old mine workings. Does that reach a foundation?
It can, through settlement rather than water. Coal was worked under parts of this area, and ground over old workings does not settle evenly. A slab that has moved even slightly opens a path at the plate line or the joint, and then the ordinary sources - cooler moisture, an August burst - have somewhere to go.
Freezing weather is months after the rain. Why do the two connect?
Because at this elevation the ground does not dry in between. August water is still in the soil when the first hard freezes arrive, and it expands where it sits - against footings, in joints, under a slab edge. The damage is done by the freeze but the water was put there by the monsoon.
