Why does water seem to arrive at the basement wall rather than sinking away?
Because it hits rock and stops going down. With quartzite close to the surface, infiltrating water reaches an impermeable layer quickly and then moves laterally along it. A basement excavated to that depth sits directly in the path, so the wall intercepts flow that would otherwise pass by underground.
How much does frost depth matter for a foundation here?
Considerably. A deep frost line means the ground freezes well below the surface and moves as it does, which works joints and cracks open over a winter. Those openings are what the spring melt then uses. The freeze itself does little damage; what follows it does.
The house is newer. Does that rule out below-grade problems?
