Testing & Assessment

Mold Inspection & Testing in Davis, CA

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

Nineteen inches a year is not much rain. Why is the crawl space damp?

Because the total is misleading about the timing. Nearly all of it falls in a few winter months onto ground that has been drying and cracking since May, so it goes down the shrinkage gaps quickly and then sits. On top of that, valley fog can hold the air near saturation for a week at a time, and a vented crawl in that air gains moisture rather than losing it.

The gaps beside my slab close up in winter. Is that normal here?

It is what this clay does, and it is worth watching rather than ignoring. The soil shrinks away from the foundation through the dry months and swells back when it takes water. The problem is the sequence: the gap is widest exactly when the first heavy rain arrives, so the first storm of the season delivers water straight to the footing before the clay closes.

Does summer ever dry out a wall that got wet in January?

Usually yes, and that is why the damage gets missed. Six essentially rainless months with high heat will pull moisture back out of masonry and framing, so a wall that was visibly wet in winter can look sound by August. The material has still been through the cycle, and if the water path has not changed it repeats every year.
