Frequently asked questions
The canyon burned two years ago. Does that change how a February storm hits the house?
It changes the delivery. Intact chaparral intercepts and slows a storm; burned ground does not. The same 3.65 inch month that used to soak in now runs off the slope in minutes, carrying ash that seals the soil further. A house on the downhill side of a burned lot takes a pulse of water at the slab that the original grading never saw. Until the slope revegetates, every February storm is a runoff event, not a soaking rain.
One wall of the house is buried in the hillside. Is that the wet wall?
Usually, yes. Canyon lots here are cut into the slope, so the uphill wall sits against soil that stays damp after every storm, and the downhill wall is the one the runoff hits. The buried wall takes slow seepage for weeks; the exposed downhill wall takes a short, violent splash. They fail differently. The buried side needs drainage at the cut; the downhill side needs the roof water and the slope water carried past the slab, not onto it.
We get sixteen inches of rain a year. Do we even need gutters?
You need them for the three or four storms that are the year. A February cell can drop a real share of the annual total in a day, and on a steep lot with no gutter that volume lands in a line a foot from the slab. Sixteen inches spread evenly would be nothing. Sixteen inches delivered in a few bursts, on a slope, is why the downhill corner stains. Gutters discharging well past the wall are doing the work the annual total does not suggest they need to do.
