Testing & Assessment
Mold Inspection & Testing in Highland, CA
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
Independent local crews · scoped at the property
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The gravel under the lot drains in minutes. Why is the bottom plate still wet?
The plate got the storm before the gravel did. A February burst on a flat wash lot lays down a sheet faster than even coarse gravel can take it, and that sheet rides the slab edge. Irrigation then keeps the same edge wet in July, when nothing is falling. Fast drainage under the lot is not the same as a dry plate line.
We back onto a grove. Does that irrigation reach the house in summer?
It can. This wash was good for citrus because water moves through it, and that same path carries grove water sideways under a downhill pad. A house on the low side of a working grove can have damp soil at the slab in August, with no rain on the books. The wet season here is not only February.
What does a weep screed have to do with a wash lot?
It is the metal strip that should let water behind stucco out at the bottom. On many 1983-median tracts here the stucco was run over it or grade was raised past it, so wash water that gets behind the covering sits on the plate. The house looks dry from the street. The framing does not. The fix is at that line, not on the face.
