The rain totals are modest. Why does the west side stay wet in July?

Is bay fill a different job from dune sand?

Dune sand on the west side takes December rain and moves it laterally under the floor. One job is groundwater. The other is a wick. Treating them as the same soil wastes the diagnosis.

Balloon framing is a highway. There is no cavity to contain a leak, so water runs along the studs and plates and appears wherever a finish is weakest, often a room or two away. The stain is the exit, not the source, and scoping has to precede any cut.
