Not the sand. Inland lots sit on mangrove fill the canals hold up, and June rain plus a high tide locks those canals. The barrier is an overwash story. The mainland is a bathtub story. Using one for the other will send you to the Broadwalk from a lot that never sees a wave.
A 1969 CBS slab. Why is the plate wet with a good roof?
There is almost no stem. Weep-screed stucco puts the plate in the splash zone, and June ponding against that wall is enough. Looking up finds the roof. Looking at grade finds the plate, which is where a 1969 CBS house on this sand actually fails.
King tide, no rain. Can the barrier slab still wet?
Overwash and a water table in the sand both rise with the tide. A Broadwalk slab can take salt moisture with a rain gauge at zero. That is the ocean, not June, and a roof inspection will not see it.
