Testing & Assessment

Mold Inspection & Testing in Hudson, FL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

No obligation: the assessment comes before any scope

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The canal is behind the house, not under it. How does it wet the slab?

By setting the water table. On these lots the canal is the local water level, and in a wet August that level sits at or above the underside of a slab poured in the 1980s. Rain then cannot soak down, so it runs along the bank and the pad. You do not need the canal to overtop the seawall; you only need it high enough that the ground under the house is already full.

The block stays damp for days after an August storm. Is that just humidity?

Humidity is half of it; salt is the other half. Canal water here is brackish, and once it has wicked into block the salt left behind pulls moisture back out of the night air. A wall that would dry after fresh rain stays damp because it is holding salt. Drying it means addressing the seepage and the salt, not just running a fan until the surface looks better.

We added a seawall and a dock. Did that change the drainage?

Usually it filled the path the lot was graded to use. The original swale along the bank carried roof and yard water to a low point; bulkheads, pads and raised lawns interrupt that fall. August rain then stops at the first new obstruction, which is often the block wall. Restoring a fall away from the house toward a legal outfall matters more than the wall itself.
