Testing & Assessment
Mold Inspection & Testing in Indian River Shores, FL
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
Independent local crews · scoped at the property
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
We are on the ocean side. Does the lagoon still set the water under the house?
It does. The island is a thin sand pile between two water bodies at nearly the same elevation, so the table under a beach-side slab still has the lagoon as a floor it cannot fall below. Add a September tropical week and that table rises through the fill from both shores. A dune lot is not a drain; it is a sponge between tides.
There has been no rain, but the windward wall is damp. Is that the ocean?
Spray, not rain. On this barrier, wind-driven salt water wets the same stucco and window heads for days at a time, and 1987-era seals were not built for that. The wall can take more water from a windy week than from a quiet rain. Washing the salt off is not enough; the joints and the weep line are where it gets in.
The septic alarm goes off every September. Is that connected to the wet slab?
Usually the same table. A drainfield only works in unsaturated sand, and by late summer the lagoon has already lifted groundwater into the field. September rain then puts the field and the slab in the same water. Fixing drainage around the house without the septic, or the septic without the grade, leaves half the job.
