Testing & Assessment
Mold Inspection & Testing in Jacksonville Beach, FL
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
No obligation: the assessment comes before any scope
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The sand drained in minutes. Why is the crawl still wet the next day?
The sand is a skin. Under it the water table moves with the tide and the Intracoastal, not with the puddle on the street. August rain that vanished from the yard is now in that table, and a 1983 crawl sits close enough to pick up the humidity even when the surface looks dry. A drained street is not a drained house on this strip.
The stain is around a window, not at the slab. Is that still a water-table job?
No. That path is wind-driven rain through flashing that salt air has already opened. Coastal hardware fails faster than inland, so an August cell finds the pan or the brick mold. The table job is under the floor. The window job is above it. They can both be wet in the same storm and still be different repairs.
A pile house further toward the dunes stays dry. Why doesn't ours?
Piles put the floor above the table. A 1983 slab or crawl does not. The dune crest also sits higher than the marsh lots, so the same August cell that a pile house sheds is a groundwater event on the lagoon side. Height above tide, not the rainfall number, is what splits the two.
