Testing & Assessment
Mold Inspection & Testing in North Port, FL
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
Independent local crews · scoped at the property
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
This pad is from 2005. Why is a 1950s roadside ditch the thing that failed?
Age of the house is not age of the drainage. The ditches were drawn in the 1950s for a city that was barely there, and a 2005 pad was dropped onto that grid without a new outlet. June rain still uses the roadside ditch, and when the Myakka is up the ditch does not fall. New CBS on an old plat is the usual combination here.
The ditch in front is empty this morning. Why is the lot still wet?
The ditch emptied into a river that could not take it, or into the next ditch that could not. On this grid the water that left the roadside is now in the prairie soil under the pad. A dry ditch is a completed delivery, not a dry house. The lot will take days to give that water back.
The neighbor filled and we started taking water. Is that on us or on them?
On the plat, it is both. Lots here were filled at different times as the 1950s grid finally built out, so a later pad can sit a few inches higher and shed onto an earlier one. June then uses the lower slab as a basin. Regrading the shared line matters more than arguing about whose fill came first.
