The soil did not change; the water table did. Sand drains well only while there is somewhere below for the water to go. After months of wet-season rain the profile is saturated from beneath, so infiltration effectively stops and the same storm that vanished in spring now stands on the surface.
Should I be worried about sinkholes, or is that overblown?
For water damage purposes the relevant part is not collapse, it is that the limestone underneath moves water in ways surface grading does not predict. Drainage that works on paper can be undercut by a path through the rock. Collapse is rare; unpredictable subsurface routing is routine.
How long does a slab leak go unnoticed in a house like this?
Often weeks. Water under a slab spreads laterally along the path of least resistance and wicks up at grout lines, so the first sign is usually a warm spot or a loose tile well away from the actual break. By then the substrate has been wet long enough to matter.
