Testing & Assessment

Mold Inspection & Testing in Panama City, FL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Quoted on site by the contractor who visits

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The sand under the house looks like it should drain. Why is the crawl wet in August?

Sand drains into something, and here that something is a table the bay is holding up. St. Andrews Bay sits only a few feet below the lots; after a wet summer the empty space in the sand is gone. An August storm then has nowhere to go, and a low crawl takes it at the vents. The texture of the soil fooled the original builders. The bay level is what actually governs whether the crawl dries.

The house was rebuilt after 2018. Why is the pad still a problem?

Because many rebuilds went back on the original pad. New walls and a new roof do not raise a slab that was poured in 1976 a few feet above the bay. The sand still ponds the way it did, and August still finds the same low corner. If the rebuild did not add fall away from the wall or lift the vents, the moisture path is the old one. Check the grade, not only the new finishes.

Vents sit only a few inches above the sand. Is that enough in a seven-inch month?

Not when the bay is up. Vents that close or a grade that keeps standing water below the opening are what keep an August storm out of the crawl. A few inches of clearance is enough in a dry year and not enough in a wet one, because the water is coming from the table as well as from the sky. Look at the vent height against the wet-season sand, not against a dry February yard.
