Testing & Assessment

Mold Inspection & Testing in Wildwood, FL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

The pro who inspects is the pro who quotes

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The house is only a few years old and the lot was graded to drain. Why is water at the slab?

The fill has started to settle. These tracts were pasture cut and packed to make level lots, and compacted sand still consolidates after the slab is poured. Where the fill was deepest, often the foundation trench, the surface drops and the fall that left the wall in 2017 now points at it. An August storm then delivers the roof and the yard to the one place the grade was meant to protect. A level and a hose will show it.

There are no gutters. On a new house, is that a problem in August?

It is the cheapest problem to have. A seven-inch month on a slab with no gutter puts the whole roof in a drip line a foot from the wall, on fill that is already shedding rather than soaking. The house is new; the detailing is the old Florida habit of skipping gutters because 'it drains.' On compacted pasture it does not. Gutters discharging well past the slab are doing work the pond at the end of the street cannot do for the wall.

The tract pond is up. Does that mean the next storm comes into the yard?

Once the pond is at design level, yes, the next inch has less room. These ponds are the outlet for whole tracts of compacted lots, and an August afternoon storm can fill one in an hour. Houses on the low side then take the extra as sheet flow across the lawn. The pond working is not the same as the pond having spare capacity. Watch the water line on the bank, not only whether the street drains.
