Testing & Assessment

Mold Inspection & Testing in Maxeys, GA

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

No obligation: the assessment comes before any scope

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The pond is fifty yards from the house. Can it still wet the crawl in June?

Yes, through the berm. These farm ponds were pushed up from the same red clay, and a June storm loads them until water moves through the fill toward the downhill crawl. You will not see a stream. You will see a damp downhill wall and a wetter soil under the house than in the front yard. The pond looking full after the storm is the clue.

Upland fields dry out fast. Why doesn't the yard around the house?

The house lots are often in the bottoms. Long Creek and the small draws were the easy places to set a 1973 cottage, and that clay holds a June cell instead of shedding it the way a ridge field does. The farm can look ready for equipment while the crawl is still sitting in last week's rain. The field is the wrong sample.

Should the crawl vents stay open in summer?

Open, and the ground under the house covered. A June storm here puts humid air and wet clay into a low crawl; closing the vents then traps it against the floor. A ground cover, a little grade away from the piers, and vents that can actually move air do more than sealing the skirting, because the moisture is coming up from the clay.
