Saprolite is not a drain. Residual clay over granite sheds until it perches, and a hill lot still has a low edge. December's peak finds that edge. Age of the house is not a defense; the soil does not care that the median year is 2004.

On Piedmont saprolite, yes. The granite cut does not move like the residual-clay fill, so a joint opens along that line years after the pour. December water follows the joint under the pad. A crack that returns in the same place is the cut-fill reporting, not a one-time finishing defect.
There is no hatch in a 2004 pad. What are we missing under the vinyl?
Because there is no basement to inspect and the clay will not let a leak drain away. Water travels under the floor until a closet shows it. In this stock that is a common first call, and it has nothing to do with the sheet flow in the yard.
