Frequently asked questions
There is granite in the yard. Does that keep the house dry in July?
It keeps the rain from soaking in, which is the opposite of dry for the wall. Gneiss sheds a July cell the way pavement does, and the water has to go somewhere: usually the downhill corner of the house, where the footing meets the last of the soil. The outcrop is why the uphill beds look fine an hour later and the crawl on the low side is dripping. Rock in the yard is a catchment, not a shield.
The footing sits on rock. Why would that crawl take water?
Rock weeps. Lithonia gneiss is jointed, and a July storm that cannot enter the mineral still travels the cracks and comes out where the footing interrupted them. A crawl with no drain on that contact takes the weep as a line of moisture along the downhill wall. The builder sat the house on 'good rock.' The joints in that rock are the path.
Only one corner of the crawl ever gets wet. Is the rest of the house better built?
The rest of the house is on a different part of the outcrop. Water sheets to the low corner because that is where the gneiss dips, and roof water from half the house joins it. The dry walls are dry because the rock falls the other way, not because they were detailed better. A swale that takes the sheet around that corner does more than treating the wet wall as a special failure.
