Testing & Assessment
Mold Inspection & Testing in Tybee Island, GA
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
The pro who inspects is the pro who quotes
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The cottage is raised. Why is the floor still damp in August?
The air under it is marsh air, and tight skirting holds it there. August rainbands keep the fill saturated, the tide sets a floor the ground cannot fall below, and a closed skirt turns that space into a wet room against the joists. Height helps against overwash. It does not dry the crawl unless air can move and the ground is covered.
The ocean did not come over the dune. Why did the street hold water?
Tide lock at the outfalls. An August band on a high tide cannot leave the island, so street water sits against pads that were never meant to be a pond. The dune holding is the wrong comfort. The drains that empty to the marsh and the inlet are the ones that failed for those hours.
We are on the marsh side, not the beach. Is salt still a wall problem?
Less spray, more table. Marsh-side lots sit closer to the fill and the tide, so August wets them from below while the beach-side walls take wind. Two shores, two paths, one month. A marsh house that is dry on the siding can still have a wet crawl; a beach house can have the opposite. The island is not one job.
