Frequently asked questions
The basement only gets wet in spring. What is different about May?
The ground is already full. Snowmelt in March saturates the clay here, and because the land is so flat that water has nowhere to go. When the first heavy storms arrive in May they land on soil that cannot absorb anything, and the water stands at the foundation. By July the same storm would soak in or run off. In May it waits at the wall, and any crack or window well below grade becomes the way in.
Water shows up under the window wells. Is the window the problem?
The well is, more often than the window. On ranch houses of this age the window wells were set with a gravel bottom meant to drain into the foundation tile, and after fifty years that path is silted shut. A May storm fills the well like a bucket, and the water comes in around the frame or through the wall below it. A cover on the well and a working drain at its base do more than a new window.
We added a family room on a slab beside the basement. Why is the joint always damp?
Because the two foundations move and drain differently. The original basement wall sits eight feet down; the addition's slab sits at grade on a shallow footing. Water that runs along the addition's slab edge stops at the deeper wall and pools in the joint between them, and there is usually no drain there because neither builder expected the other. That seam is the lowest trapped point on the lot, which is why it is the wettest.
