Testing & Assessment

Mold Inspection & Testing in Deerfield, IL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

The pro who inspects is the pro who quotes

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The ground is flat and the rain is moderate. Why is the basement damp for weeks?

Because this clay releases water as slowly as it accepts it. Lake-plain soil laid down under still water is fine-grained and nearly impermeable, so a spring rain neither soaks away nor runs off; it stays in the upper soil and drains downward over weeks. A basement below that level is in contact with wet ground for the whole of that period rather than for the day it rained.

The drain tile was fine for decades. Why would it fail now?

Usually roots rather than age. Clay tile and older perforated pipe leak slightly by design, and on a flat lot that trickle is the most reliable water source available to a large parkway tree. Roots follow it, enter at the joints and eventually fill the line. Nothing about the pipe changed; it became attractive, and a tree had fifty years to act on it.

Would a deeper basement have been better here?

Generally no. Depth on this ground puts the floor further into permanently damp clay rather than below the problem, because there is no free-draining layer underneath to reach. A shallower foundation sits in soil that at least dries between seasons. Where the basement already exists, managing what arrives at it matters far more than anything about its depth.
