Professional Mold Removal - Done the Right Way, Step by Step
Each stage is performed by the independent remediation contractor the call reaches, following industry standards.
-
Step 1: Assessment
An assessor identifies the presence of mold, determines how far the growth extends, and locates the source of moisture.
-
Step 2: Containment
Protective barriers and negative air pressure are established to prevent spores from spreading into unaffected areas.
-
Step 3: Removal
Porous materials that cannot be safely cleaned are removed — including drywall past the moisture line, insulation, carpet pad, and damaged cabinet bases.
-
Step 4: Drying
Commercial dehumidifiers and air movers return the structure to a dry standard, with moisture readings taken from the material itself rather than the surface.
What drives moisture problems in Frankfort
Independent local pros take mold removal work across Frankfort, from the middle out to Lincolnwood Hills and Arbury Hills. This is a Will County village on the Valparaiso Moraine at Hickory Creek, where housing jumped in the late 1990s and June storms perch on dense till that the creek cannot empty quickly.
Housing stock
Only 65.5 percent of the housing here went up after 1989; the median construction year is 1999. 1990s and 2000s frame houses on full basements, cut into moraine till, with window wells on lots that still fall toward Hickory Creek.
Climate and water risk
Frankfort averages 40.79 inches of precipitation a year on the 1991–2020 normals, taken at NEW LENOX 3.3 E 2.6 miles away, with June the wettest month at 4.71 inches. June leads at 4.71 inches of a 40.79 inch year, as summer storms on a moraine whose till accepts water slowly. Hickory Creek is the outlet, but the gradient is gentle, so a June cloudburst perches in the backfill around 1999 basements and stays there while the creek is still rising.
Common moisture and mold problems in Frankfort
- Valparaiso Moraine till perching June rain in the foundation backfill for days
- Hickory Creek's gentle gradient backing up rather than carrying a cloudburst off the lots
- 1990s window wells on the creek side taking the perched water before the basement floor does
- Mass-graded moraine lots where the cut side weeps and the fill side settles toward the wall

Frequently asked questions
Hickory Creek is a quarter mile away. Why does a June storm still sit at the foundation?
Distance is not gradient. The creek is the outlet, but the moraine is nearly flat and the till is dense, so water leaves the lot by soaking in, which it does slowly. A June cloudburst fills the backfill trench long before the creek has taken anything. The creek being 'nearby' does not pull water out of a trench in till. Fall away from the wall and a working sump do.
The window well fills in storms the basement floor has never taken. Which is the real problem?
The well is the early warning. It sits at the depth where perched water on the till first appears, so it floods while the floor is still dry. On a creek-side lot that well is also the low corner. Covering it, extending downspouts, and keeping the well rim above grade stops the water that would otherwise become a basement problem on a wetter June. The floor staying dry is not proof the system is fine; the well is the system talking.
One side of the basement weeps and the other is dry. Did they build on two soils?
On a cut-and-fill moraine lot, yes. The cut side is undisturbed till that weeps at the face; the fill side is looser, settles, and can reverse the grade. Same house, two paths. The wet side tells you which you are on. Drainage at the cut face and regrading the fill side are different jobs, and treating the whole basement as one leak misses whichever half is actually dry.
