Testing & Assessment

Mold Inspection & Testing in Glenwood, IL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Quoted on site by the contractor who visits

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The basement was dry for forty years. Why would June start coming in now?

The coating failed. Felt and parging from the late 1960s were never a lifetime product in clay, and after five decades they crack at the footing line. While they were intact, a June storm sat on the outside of a sealed wall; now it sits on the same wall with a path through. The rain did not get worse in a way you would notice. The paper on the concrete did.

Almost every house on the block is from the same era. Is that a pattern or a coincidence?

A pattern. This village barely added houses after 1990, so the waterproofing, the window wells, and the downspout ties are all the same generation. When that generation reaches the end of its life, June shows up on house after house in the same summer. A dry neighbor is often the one who already replaced the tile, not the one with better luck.

If I disconnect the downspouts, will June stop reaching the wall?

Only if the water then has somewhere to go. On lake-plain clay there is little fall, so dumping a 5-inch month at the foundation is worse than leaving it in a surcharge-prone line. The gain is a splash block and a run of grade that carries roof water well away from the cracked felt, not a free end of pipe at the corner. Distance from the wall is the point.
