Mold Removal & Remediation in Mundelein, IL

Containment, HEPA filtration, and antimicrobial treatment eliminate mold colonies at the source and prevent cross-contamination throughout the property. Mold remediation removes affected porous materials and corrects the moisture source that allowed growth. The work is done under containment with HEPA filtration so spores are not carried into unaffected rooms, and the area is cleared only once the underlying moisture problem has been resolved.

The pro who inspects is the pro who quotes

Remediation is the step after the assessment, not before it. A local pro establishes how far the growth extends and what is feeding it, because removing what is visible while the moisture source is still running puts the same colony back in the same wall. Texas and several other states also set a square-footage point above which the work has to be done by a licensed remediator — the service note below covers where that line falls in this city.

Frequently asked questions

We do not live on a lake. Why would kettle water matter to this basement?

The kettles set the table for the whole village, not only the shoreline. They have no river to empty them, so a wet May raises water in the sand and till between the lakes as well as in the lakes themselves. A basement dug in 1985 to eight feet is then in that table whether or not you can see water from the kitchen. Shoreline lots see it as seepage. Inland lots see it as a sump that will not shut off.

The walk-out on the lake side is wet in May; the street side is fine. Is the house tilted?

The lake side is the seepage side. Water leaving the kettle moves through the soil toward the next low point, and a walk-out cut into that slope is a hole in the path. The street side is uphill of the kettle and stays drier. The house does not have to tilt. The water table does, toward the lake, and the walk-out is where it shows. Drainage on that side, not a re-level, is the work.

The sump runs for weeks after May, not only during storms. Is the pump failing?

It is pumping a lake. Once the kettles are up, the table stays up until seepage and evaporation bring it down, which is slow. A sump that cycles through a dry week in early June is still lowering last May's rain. That is the climate of a closed basin, not a dying pump. Watch whether the discharge is leaving the lot; if it soaks back in, the pump is recycling kettle water rather than sending it away.
