Testing & Assessment

Mold Inspection & Testing in Round Lake, IL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

No obligation: the assessment comes before any scope

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

My neighbor has no water and I have a running sump. How?

Kettle terrain is the usual answer. This ground was left by stranded ice blocks, so it holds isolated depressions and perched water bodies that do not connect to each other. A lot sitting over one of them can have a seasonal high water level several feet above a lot fifty yards away. Same street, same builder, same year, entirely different ground.

The subdivision is twenty years old. Why is the grade changing now?

Where a development was built over filled low ground, the fill consolidates for a long time, and it does so unevenly because the material and depth vary across the site. That shows up as a slow change in surface fall, sometimes toward the house, and as cracking that follows the boundary between original ground and fill rather than anything about the building.

Is a newer basement here better protected than an older one?

Usually yes on detailing, since drain tile and sealed foundations became standard, but the exposure is different rather than absent. Newer subdivisions here were built on the ground left over after the easier sites were taken, which often means closer to wetland margins and perched water. Better construction on wetter ground can end up no drier than older construction on dry ground.
