Testing & Assessment

Mold Inspection & Testing in Zion, IL

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

No obligation: the assessment comes before any scope

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

Our basement stays dry in rain but took water in a wet year with no big storm. Why?

You are probably near the lakefront, on sand. Sand lets rain straight through, so a storm does nothing, but under the sand the water table is tied to the level of the lake itself. In a year when the lake runs high, that table rises under the whole shore, and a basement floor two feet above it in a low year can be below it. The water arrives slowly through the floor rather than in a rush through the wall.

Why are the basements a mile inland wetter than the ones near the beach?

Because the ground changes. The sand along the shore is a narrow strip; behind it the city sits on clay till left by the glacier, which barely lets water through. A June storm on that clay stands at the foundation for days, and a basement dug into it is surrounded by saturated soil after every heavy rain. The lakefront basement drains and the inland one soaks, in the same city, from the same storm.

Does being on the lake change how long things take to dry indoors?

It lengthens it. The lake keeps spring cold here well into June, and cold air off the water holds humidity against the city while towns a few miles inland have warmed up. A basement that got wet in May dries slowly in that air, and materials that would be dry in a week elsewhere stay damp for three. Dehumidification and heat matter more than open windows through a lake-cooled spring.
