Testing & Assessment

Mold Inspection & Testing in Danville, IN

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Quoted on site by the contractor who visits

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The soil report for the subdivision mentioned a hardpan. What does that mean for a basement?

It means water cannot go down. Till plain soils here have a dense layer a couple of feet below the surface that rain passes through very slowly, so a June storm saturates the ground above it and then sits. A basement dug through that layer is ringed by loose backfill that fills with water from above and cannot drain from below. The hardpan is why the backfill stays wet, and why the walls are damp after every heavy storm.

The house is thirty years old. Should the grade around it still be settling?

It can be, and on this ground it often is. The trench around a basement is filled with disturbed soil that consolidates slowly, and clay-rich till consolidates for longer than most. A grade that fell away from the wall when the house was new can be flat or reversed now, so water that was meant to run off is delivered to the foundation instead. Re-establishing the fall is cheap; it is simply not something anyone checks after the first year.

We are in one of the older houses near the square. Is the risk the same?

It is a different one. Those houses sit on brick or block foundations a century old that never had footing drains, but they were built on ground that had been draining naturally for a long time, not on freshly cut field tile. Their exposure is at the downspouts, which on older houses usually end at the wall and put the whole roof onto the foundation in a June storm. Carrying that water away does more than anything below grade.
