Testing & Assessment
Mold Inspection & Testing in Irvine, KY
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
The pro who inspects is the pro who quotes
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The house sits above the river road. Why would the river still wet the crawl?
On the downhill side, a high July pool holds the bench. You do not need to be in the channel. A 1961 crawl on that terrace is close enough that river-held ground weeps at the lower rim. The uphill wall is the bluff. The downhill wall is the river. A house on this bench can take both in the same month.
Rain hits the cliff and is gone. Where did it go?
To the bench. Limestone and thin clay will not store a 5.42 inch July. The water sheets, and the first building it meets is the uphill wall of a house cut into the slope. A dry cliff face and a wet crawl are the same delivery. Look at the cut, not at the rock that shed it.
Should we seal the crawl for summer humidity?
Sealing it without drying the soil first traps the palisade seepage and the river table together under the floor. A ground cover, a path for air, and keeping the uphill grade off the wall do more in this gorge than a tight box. The humidity is coming from the ground on two sides, not from a leaky lid.
