Frequently asked questions
The water on the lot is gone by noon. Why is the slab edge still wet at night?
The sand drained; the clay under it did not. This terrace perches July rain in a lens the grass never shows, and a 1984 pad sits on that lens. Noon looks dry because the surface is sand. Night at the plate is the perched water still against the first course. A broom-dry driveway is a poor test here.
Sixty-two inches a year is a lot. Is every month a problem?
July is the peak, but the table never drops far in this climate, so a smaller month still finds a wet pad. The distinctive job is the 6.84 inch burst on a slab with no stem. Winter fronts are slower and the air is drier. Summer cells are short, warm, and land on soil that is already spoken for.
Would a raised floor have avoided this?
A real pier or a stem that puts the plate above the perch would. Most 1984 CBS here was poured on grade because the terrace looks high compared with the swamp to the south. High compared with a swamp is not high compared with a perched July lens. The pad is the floor, and the floor is in the soil.
