Testing & Assessment

Mold Inspection & Testing in Frederick, MD

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Quoted on site by the contractor who visits

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

There is no stream on this lot. Why did the slab take water after a dry September day?

Karst. Rain can leave the surface through a swallow hole upslope and travel in limestone to a low pad. A 1991 slab then wets from below with no inlet on the grass. If the wet patch is in the middle of the floor rather than at a wall, look for a sink path, not a gutter.

Downtown took water and the new edge lots did not. Same September remnant?

Same rain, different path. The historic grid sits on the Monocacy terrace, and a high river holds those cellars. The edge slabs sit on limestone that may drink the remnant or perch it. Treating both as river flooding misses the sink. Treating both as karst misses the terrace.

We are on the Catoctin side. Is the Monocacy still the job?

As a flood, no. As a slope, yes: September cells shed off the mountain onto the uphill wall of a house cut into the residual clay. The river job is the terrace. The mountain job is the cut. A wet uphill wall after a remnant is gravity from the Catoctin, not a backwater stain.
