Testing & Assessment
Mold Inspection & Testing in Lanham, MD
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
Independent local assessors · no obligation to proceed
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The yard never puddles. Why is the brick damp at the bottom after July storms?
The water went through the gravel and stopped on the clay. That perched layer sits at the depth of a 1972 slab, so the yard can look perfect while the brick at grade is wicking. Puddles are a clay-surface problem; this town is a gravel-surface problem. A moisture line at the first course after a dry-looking storm is the contact, not a sprinkler you missed.
Could new gutters actually make July worse if they dump at the corner?
Yes. Concentrating a 4.51 inch month at one corner of a gravel lot is how you overfill the perch beside that wall. The original hangers often do exactly that. Extending the discharge well away from the house, onto a splash that still falls away, is the version that helps. A gutter that ends at the foundation is a hose aimed at the brick.
The grade looks flat. Is regrading worth it on a lot this small?
The first six feet are worth it. You are not trying to reach a river; you are trying to stop July from sitting against brick while it soaks into the gravel. Settled 1970s grade often falls toward the house by an inch or two, which is enough to keep the drip line wet. Restoring a fall away from the wall is a small amount of dirt and a large change in how long that first course stays damp.
