Testing & Assessment

Mold Inspection & Testing in Takoma Park, MD

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

The pro who inspects is the pro who quotes

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The cellar walls are stone. Is water coming through the stone itself?

Through the mortar, mostly. Lime mortar between stones is porous by design and a century of weathering has opened it further, so water in the soil outside moves through the joints and beads on the inside face. Sealing the inside pushes the water into the wall rather than out of it. What works on these houses is reducing what reaches the wall: grade, downspouts, and intercepting the flow from the uphill lot before it arrives.

Why does the cellar smell damp in July when the rain was in June?

Shade, and old masonry. The tree canopy here is dense enough that many foundations never see direct sun, so a cellar wall that took water in a June storm has no heat to drive it out. Stone and lime mortar also hold water far longer than poured concrete. Between the two, a wetting in June is still evaporating into the cellar air a month later, and the smell is that slow release rather than a new leak.

The old drain pipe from the downspout goes underground and disappears. Should I trust it?

Not without checking where it ends. Prewar houses here ran downspouts into clay tile that carried water to the street or a dry well, and after a century of tree roots those lines are cracked, crushed or full. A broken line delivers the roof water underground right beside the foundation, which is worse than no pipe at all. Running a hose into it and seeing whether it emerges anywhere is a ten-minute test worth doing.
