Category 3 black-water losses are handled with full PPE, biohazard disposal, and professional disinfection to restore safe conditions. Sewage backups are Category 3 losses: the water carries pathogens, so affected porous materials are removed rather than dried. Frequently asked questions
The yard is flat and the soil looks sandy. Why does water stand after a summer storm?
The surface is sandy loam, but a foot or two down is a dense layer that water crosses very slowly. A July thunderstorm fills the loose soil above it in minutes and then has nowhere to go: the ground is too flat to carry it off and the layer below too tight to take it. The water stands until it evaporates, and where lawn meets foundation the wall sits in wet ground for days after every storm.
The house was built in the 1990s. Is settling still a factor?
It is the main one for a house of that age here. The trench around the foundation was backfilled with disturbed soil, and clay-rich fill consolidates for years, so the grade that fell away from the wall when the house was new has often flattened or reversed. Mulch beds against the foundation hide it. If a downspout ends in that bed, the roof water is being delivered to the lowest point on the lot, which is now the wall.
There was a drainage swale behind the houses when we moved in. Does it still work?
Check whether it still connects. Rear-yard swales in these subdivisions were graded to carry water along the back property lines to an inlet, and every fence post, shed and garden bed since then has interrupted it. Water reaches the first obstruction and stops. When it stops behind your house, it soaks in against the rear wall, often the wall with the basement window wells. Restoring the fall along the line is usually a matter of a few inches of soil.
