Does a coastal location change how a house takes on water?
It changes the direction. Storms here drive rain nearly horizontally, so water is pushed against seals and laps that only ever needed to shed a vertical fall. Assemblies that are watertight in ordinary rain can admit water under storm pressure, and the entry point is often well above grade.
The basement is stone. Is that a defect?
It is a period construction rather than a fault, but it behaves differently from poured concrete. Stone and lime mortar move moisture readily and were never intended to act as a barrier. Managing water before it reaches the wall achieves more than sealing a wall that was designed to breathe.
Why do problems here surface in late winter?
