Not the main one. The marsh and the barrier set the water table, and a northeaster raises both from the ocean side. River flood can add to it when the Saco is high against a storm tide, but a crawlspace on Kinney Shores can wet from below with the river behaving itself.
Why would a crawlspace smell damp in a week with no rain?
Because the marsh does not wait on rainfall. Tidal groundwater under peat stays high, and a crawlspace over that ground is sitting in a wet climate even when the weather is fair. Closing the vents to save heat in October then traps what the ground is already adding.
Is a mill-era house on this bank a different problem from a cottage?
Yes. The mill stock has basements in filled ground next to the channel; the cottages have shallow crawlspaces on sand. One fails from below-grade masonry, the other from wind-driven rain and a water table in the sand. Treating them as the same building type wastes the diagnosis.
