Testing & Assessment

Mold Inspection & Testing in Lakeville, MN

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Local contractors · findings documented for your claim

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

This is a 1990s house with tile. Why would June still show up in the basement?

Tile on till is only as good as its outlet. June lands on ground that is already wet from a long spring, and if the sump dumps toward a ditch that is up, the water you pump is back in the backfill by evening. The membrane is new compared with a 1950s house; the till and the ditch are not. A 4.89 inch month tests the outlet, not the brand of tile.

One wall is wet and it faces the old field, not the street. What is that?

An uphill cut. Production lots here were sliced into till that still falls the way the field did, so one basement wall is a dam for the rest of the block. June runs along that buried face. The street side can stay dry. Extending downspouts and adding a swale on that uphill side does more than interior paint on the wet wall.

Does a short growing season change how long the basement stays damp?

It stretches the wet period. Till that took snowmelt in April is still cold in June, and a 32-inch year does not have a long, hot drying window after the wet month. A basement that takes a June cell can still be damp in July because the ground around it never warmed enough to drop. Dehumidification is doing work the climate will not do on its own.
