Testing & Assessment

Mold Inspection & Testing in Ballwin, MO

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Independent local crews · scoped at the property

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The walkout side is dry. The uphill wall is wet every May. How is that one house?

The house is a dam in a hill. The walkout is the downhill face, open and drainable. The uphill wall is buried in a cut that intercepts May flow from the rest of the lot. Chert residuum here sheds along that cut rather than soaking in. You are seeing two climates on one foundation. Fix the high side's grade and downspouts before you treat the walkout as the problem.

Would a French drain on the downhill side help?

It would drain a side that is already the dry one. May is loading the uphill cut. A drain belongs on that high side, with an outlet that does not loop back into the same slope. Putting effort into the walkout patio because that is where you live misses the wall that is actually in the hill. The wet month is coming from above the house, not from the view.

The house is almost fifty years old. Is the coating just done?

On a slope this wet in May, original coatings fail first at the buried face, where backfill never dries. Fifty years is a full life for that film. Replacing it without changing the cut's drainage repeats the same failure. A drain and a fall away from the uphill wall are what give a new coating a chance. Age is the schedule; the hill is the reason.
