Testing & Assessment

Mold Inspection & Testing in Lawson, MO

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Quoted on site by the contractor who visits

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The clay looks dry on top after a July storm. Why is the crawl still wet?

The top crusted. Expansive clay here seals as it wets, so a 5.41-inch July month runs across the surface into the low crawl instead of entering the ground evenly. The yard can look fine by morning while the soil against the piers is still last night's rain. A crust is not a drain.

The ground opens up every August. Does that matter under a house on piers?

At the piers, yes. When the clay shrinks it pulls away from anything set into it, and the first autumn rain runs down those gaps before the clay can swell shut again. The soil under the house then gets wetter than the yard. Filling the cracks with more clay only repeats the year.

Should the skirting on a crawl be sealed tight against this clay?

Not here. Tight skirting over damp till traps humid air against the floor, and the underside stays wet long after the surface has crusted. Vents, a ground cover, and grade away from the skirting line do more, because the moisture is coming up from the clay rather than in through the walls.
