Frequently asked questions
Sand should drain. Why is a 1975 slab wet a week after April rain?
The sand is a skin. Under it, Bootheel clay perches water in a lens with no surface outlet. An April cell fills that lens, and a slab over it sits in a bathtub the grass never showed. The ridge drained. The clay did not. A broom-dry driveway is the sand emptied, not the pad dried.
The farm ditches are outside town. Why would they wet a crawl?
Because they set the table for the whole ridge. When April has already filled the clay, those ditches are the only leftover capacity, and they stay high for days. A 1975 crawl on the edge of town sits in that held water. You do not need a field next door for a field drainage system to be under the floor.
Would a basement have been better on the ridge?
On this ground almost nobody dug one, and for cause. A cellar would sit in the perched lens. The slab and crawl are the compromise, and they still take April from below. Raising the plate and keeping water off the first course does more than digging toward the clay.
