It sits in a rift filled with fine sediment, so it behaves more like a pan than like saprolite. Water perches on it instead of moving down through weathered rock. A September storm that a rolling Piedmont lot would shed leaves a basin lot wet at foundation depth for days.

It stacks tropical rain on soil that is already warm and biologically active. Crawlspaces that took a humid summer then take a wetting they cannot evaporate, and the colony has a head start. A July thunderstorm is shorter; a September remnant can rain for a day.

It is the hidden-leak side. Slabs on Triassic clay do not flood from below as often as crawlspaces, but a supply-line failure spreads sideways under the floor and shows late. The clay that perches rain also perches a plumbing leak.
