Sand is supposed to drain. Why is a crawlspace still wet a week later?
The sand is a skin. Under it, clay lenses from the old Cape Fear floodplain perch water in pockets that have no surface outlet. A July cell fills those pockets, and a crawlspace over one of them sits in a bathtub the yard never shows. The surface drained. The lens did not.
Does military-era housing fail differently from later tract?
It was graded in a hurry on sand that looked cooperative. Downspouts often dump onto the pad next door, and many crawls have no vapor barrier over a lens that will perch. Later tract at least assumed a drain. The 1980s stock assumed the sand would handle it.
The creek is a mile away. Is Cross Creek still involved?
As flood, no. As the regional water table, sometimes. The lowest sandhill swales share that table, and a wet July holds it up under the crawl even when the channel itself is behaving. Elevation on a sandhill is not the same as being off the perched system.
