Testing & Assessment

Mold Inspection & Testing in Laurinburg, NC

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Independent local assessors · no obligation to proceed

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

Our yard is sand and drains in minutes. Why is the crawl space damp all summer?

The air, not the ground. Sandy soil here does drain quickly, but a crawl space with open vents through a humid summer draws in outside air that is near saturation every night, and that air condenses on the cool joists and ductwork under the floor. The soil under the house can be dry while the wood above it is wet. Closing the vents in summer and controlling the air under the floor addresses it; more drainage does not.

The back of our lot floods after a tropical storm and stays that way for weeks. Why only there?

You are probably at the edge of one of the shallow bays that dot this county. They are oval depressions with clay under the sand, and after a September soaking they hold water like a saucer while the sand around them drains. A house built at the rim of one has fast-draining ground on the street side and a pond on the other, and the crawl space wall facing the bay stays wet for as long as the pond does.

Water from the downspouts sinks straight into the sand. Is that fine?

Only if it sinks in somewhere away from the house. Sand takes water so readily that a downspout ending at the wall puts the whole roof into the ground right beside the footing, where it saturates the soil under the crawl space before it spreads. On sand, the water does not run away from the house; it goes down where it lands. Extending the downspouts a few feet is the whole difference between a dry crawl and a damp one.
