Frequently asked questions
The Saddle River stayed in its banks. Why is the split-level's lower floor wet in July?
Banks are not the floor height. Those lower levels were cut close to the flats, and a July rise holds the table at that elevation even without overbank. The carpet is at the river's wet-season grade. A quiet channel in the morning is not a rating of the table under the house that afternoon. Check the floor height against the stain on the bank, not against whether water crossed the grass.
Window wells on a ranch up the hill from the river. Is that still a Saddle River problem?
On the hill it is till. A July cell perches in the backfill and fills the well because the well is the first opening at that depth. The river is the story on the flats. The hill is a perched-storm story. Covering the well and extending downspouts addresses the till path. Sandbags for the river do nothing for a well that is a hundred yards from the water.
The commercial strip flooded the gutter and our lateral backed up. Is that the river or the pavement?
Pavement. Those strips shed a July cell all at once into laterals that were sized for houses, and the surcharge comes out the basement drain. The Saddle River can be behaving and the lateral still reverse. A backflow valve on the house line addresses that path. The river getting blamed for a paved-acre surge is how the wrong fix gets bought.
