Testing & Assessment

Mold Inspection & Testing in Sea Girt, NJ

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

Why does the crawl space smell damp in February rather than August?

Because winter is the wet season here and offers no drying. December rain falls on cold ground during the shortest days, with onshore wind holding the coastal table up at the same time. Nothing evaporates. In August the ground has warmth behind it and recovers between storms, so the same crawl space that struggles in winter can be unremarkable in summer.

The house was built as a summer place. Does that still matter seventy years on?

It matters most in winter. Seasonal construction assumed the building would sit open and unheated for much of the year and dry itself out between occupancies. Heating it through a damp winter puts warm moist air against cold surfaces in a floor and foundation never designed for that difference, and condensation forms in places that were fine for decades.

Is wind-driven rain really different from ordinary rain on a wall?

Yes, because it arrives horizontally. Rain falling vertically runs down a wall face and is shed by the detailing built for it. Rain driven by a sustained onshore wind is pushed into joints, under laps and behind trim at pressure, reaching parts of the assembly that never get wet in a calm storm. That is why a wall can be sound for years and then leak in one particular blow.
