Frequently asked questions

The soil is sand. Why does a 1990 basement need the sump all August?

Sand drains into the Cohansey, and the Cohansey is full. After a wet summer the table is close to the basement floor, and an August cell has no empty pore to enter. The sump is pumping aquifer, not a puddle. A sandy lot is not a dry basement here; it is a basement in a shallow water table. Discharge off the lot. Dumping on the lawn puts Cohansey water right back down the well.

Trees shade the whole plat. Does that make August worse?

It keeps the sand from drying between storms. Shade and a high table together mean there is never a dry pore for the next cell. The woods are why the lots sold; they are also why the ground stays wet. Thinning at the foundation, not clearing the plat, is enough to let a strip of sand actually dry. The aquifer is still there. The shade is the extra that never lets the surface catch up.

The septic is in the same sand. Can August push it toward the basement?

When the table is up, the field cannot drain, and effluent sits in the sand. On a lot with little fall that mound can work toward the basement. Different smell from roof water. If the wet wall is on the field side in late summer, the field is saturated. The Cohansey being 'good sand' is why the field was permitted. It is also why a high table fills it.
