Mold Removal & Remediation in Beckett Ridge, OH

Containment, HEPA filtration, and antimicrobial treatment eliminate mold colonies at the source and prevent cross-contamination throughout the property. Mold remediation removes affected porous materials and corrects the moisture source that allowed growth. The work is done under containment with HEPA filtration so spores are not carried into unaffected rooms, and the area is cleared only once the underlying moisture problem has been resolved.

Independent local pros ยท containment before removal

Remediation is the step after the assessment, not before it. A local pro establishes how far the growth extends and what is feeding it, because removing what is visible while the moisture source is still running puts the same colony back in the same wall. Texas and several other states also set a square-footage point above which the work has to be done by a licensed remediator โ€” the service note below covers where that line falls in this city.

Frequently asked questions

We back onto the course. Does that make the basement wetter?

It usually does, for two reasons. The ponds on the course set the water table for the ground around them, so a basement near one has saturated till at its base whenever the pond is full, which after May is most of the time. Then the fairways are irrigated through the summer, and the spray and runoff reach the back of the adjoining lots. A house across the street has neither; a house backing onto the course has both.

There is a low strip along the back of the lot that never drains. Was it always like that?

Probably not. Lots here were graded to shed water toward the course, until the cart paths were rebuilt or raised. A path a few inches higher than the lawn behind it becomes a dam, and the water that used to leave the lot now stops at the property line and soaks in. If that strip is behind the house, the basement wall on that side sits in the wettest ground on the lot, and the fix is at the path.

The soil against the foundation has sunk. Is that a structural concern or a drainage one?

Drainage first. The trench around a basement here was backfilled with the clay that came out of it, and clay settles for years, leaving a shallow trough right against the wall. A May storm fills that trough and holds water against the foundation longer than anywhere else on the lot. Filling it and re-establishing a fall away from the house is the cheapest thing that can be done, and it belongs before anything spent inside.
