Frequently asked questions
We are three blocks up from the river. Are we clear of flooding?
Clear of the river, but not of the hill. The borough is built on a slope, and a September rain runs down the cross streets and yards toward the water. A house three blocks up receives the drainage of everything above it, arriving at the rear yard and the cellar wall. The river reaches only the lowest streets; the hillside runoff reaches nearly everyone. Where you sit on the slope matters more than distance from the bank.
The neighbor's cellar took water and now ours is damp. Is that possible?
In a rowhouse, yes. Party walls between rows are stone or brick laid without a barrier, and water that enters one cellar moves along the wall into the next. A wet cellar at the uphill end of a row can show up as damp walls two or three houses down. The source is usually at the top of the row, where the water first entered, and fixing it there is the only thing that dries the cellars below it.
Rain collects in the gap between our twin and the next one. Where should it go?
Right now, straight down into both cellars. The narrow passage between twins was never graded to drain, and the roofs on either side often discharge into it. A September storm fills that gap like a trough and the water soaks into the stone walls. Piping the downspouts through to the street or rear yard, and giving the gap a slight fall to one end, takes the water out of the one place it does most damage.
