The basement was fine all winter and flooded in March. Why then?
Because the freeze does the preparation and the melt does the damage. Several feet of frost moves the ground and widens every existing crack over the season. When the thaw finally comes, a large volume of water arrives at openings that were narrower before the cold set in.
Does flat ground help or hurt drainage?
It hurts, because nothing moves by gravity. On prairie this level, water leaves only as fast as a ditch or a tile line carries it, and if either is blocked there is no natural fall to take over. Grading around a foundation does more work here than it would on a slope.
A rental sat empty over the break and something failed. What is the risk?
