Testing & Assessment

Mold Inspection & Testing in Iowa Colony, TX

An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.

The pro who inspects is the pro who quotes

Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions

The house is new. How can an October remnant already wet the slab edge?

New is not high. These pads sit on Beaumont clay with almost no fall, and a 5.77-inch October leftover ponds in ditches that were sized for a plat, not for a remnant on full ground. Irrigation has been wetting the same clay all summer. Age of the shingles is not the diagnosis; the prairie grade is.

The ditch in front held water for a week. Is that the bayou?

The ditch is the local stand-in. Chocolate Bayou is the mouth, and when October has the prairie full the ditch cannot empty, so it becomes a pond against the slab. You may never see the named bayou. You will see a roadside trench that will not fall. That trench is the job.

The clay cracked in August. Does that change what October does?

It opens a path. Expansive clay pulls away from the slab as it dries, and the remnant then runs down that gap to the plate before the clay can swell shut. A new house on this prairie still has that cycle. Keeping the soil moisture steadier at the edge does more than a new coat of paint on the brick.
